This newer, upscale home sleeps 8-10 and is located near the Glaze Meadow Golf clubhouse. It is convenient to the Glaze Meadow pool and tennis facilities and the bike path run right along side the house. It has a paved driveway with adequate parking and has a garage with automatic door. This home is also air conditioned.

The living area features dowelled oak floors, high ceilings, lots of windows and a large river rock fireplace. There is a TV, VCR, DVD and a small stereo with CD player. The modern fully equipped kitchen is large and open to the living area. There is seating for 4 at the island bar. The dining area is between the kitchen and living room and the table will seat 8. Double doors open off the dining area onto the back deck. Across the room another set of double doors open onto a small enclosed courtyard. A half-bath is in the hall near the laundry area.

Downstairs is the Master bedroom with King bed, fireplace, TV, VCR and access to the back deck. A large full bath features a stall shower and an antique-style tub. Across from the Master is a KIng bedroom with access to the courtyard and a bathroom with a stall shower. Upstairs there are two bedrooms; one with a Queen and one with two twins. There is a full bath in the hall.

The game room upstairs features a pool table, foosball table, TV, DVD, VCR with home theatre, a long built-in desk with computer workstation, a Queen sofa / hide-a-bed and a table for 4.

All Ponderosa Properties, LLC vacation rental homes include cable, laundry with washer, dryer, detergent, iron and board; decks with a picnic table, chairs and propane grill; and all paper goods, soaps, linens, and towels (please bring your own pool towels). Each home is privately owned and personally furnished by the owner. Please do not take dishes, bedding or other items to another house.

All rents, cleaning fees and pet fees are subject to a 7% County Room Tax and a 1% State Tax. Ponderosa Properties assesses a non-refundable administration fee of $50.00 on all stays. Homes that are “Pet Friendly” have a non-refundable Pet Fee of $75.00. Cleaning fees are added for stays of two nights unless otherwise stated by the rental agent. Cleaning is included for three nights or more (with certain exceptions). Black Butte Ranch charges $5.00 per person per day for all guests 6 years and older for full access to pools, tennis courts, bike paths and Ranch library.

There is a 7 night minimum required in July and August. After May 1 any open dates can be booked at less than 7 nights at the discretion of the rental agent. There are flexible rates during the off season for some of the properties.

Cancellation Policy: Full refunds will be made less a $50.00 administration fee if cancellation is received 45 days prior to your arrival date. After 45 days the refund will be made only if we are able to re-rent the property. Our Cancellation Policy is firm. For your protection we recommend you purchase Travel Insurance.

Each home is set up and supplied to hold a specific number of guests. Please do not put more people in a house than it was meant to hold i.e. on air beds or sleeping bags on the floor. (Exceptions are made for infants or very small children) Violation is grounds for immediate eviction with no refunds.

All guests must park their vehicles in the driveway. Parking on the roadway is strictly prohibited by Black Butte Ranch.

All houses are Non-Smoking. Please do your smoking outside and dispose of the butts in an appropriate place. Additional cleaning fees may be assessed if there is smoking indoors.

Persons who behave in an inappropriate manner (loud, aggressive, lewd, intoxicated, etc.) will be reported to Black Butte Ranch Police.

Please do not bring pets to any homes unless they are designated as “Pet Friendly”. If an unauthorized pet is found on the premises it is grounds for immediate eviction with no refunds given.

We will hold your security deposit check or credit card number on file until the end of your stay and our supervisory staff has inspected the property for damages. If the home is in good order we will simply shred the charge slip or check. If there is damage to the unit or its contents we will notify you of our findings and deduct the appropriate amount from the deposit. While we do make every effort to have the units in good repair at check in we ask that you notify our office immediately if you discover something that we may have overlooked.

Long Distance calls are to be made with a credit or calling card only. A $25.00 service fee will be charged in addition to long distance charges which appear on a homeowner’s bill.
